台中太平育賢段社會住宅，拿下2026全球卓越建設獎的「全球金獎」。這是房地產開發領域公認的全球最高榮譽之一，台灣的社會住宅第一次站上這個位置。得獎的不是帝寶等級的豪宅，也不是某家建商的旗艦案，是一批專門租給中低收入家庭住的房子。
這有點像家裡買菜給小孩吃的那把青菜，比餐廳擺盤的那份還新鮮——真正被認真對待的東西，往往不是拿來展示的那個。育賢段社宅不是要拿來展示的建案，天天有人在裡面煮飯、晾衣服、等電梯，結果就是這樣的房子，拿了獎。
反差本身就是新聞
過去講台灣建築的國際能見度，話題通常繞著地標、美術館、某位建築師的簽名式作品。這次不是。得獎的是社會住宅——一種被普遍認為「堪用就好」的建物類型，在全球評審眼中卻站到了與豪宅、商辦、渡假村同一個擂台上，而且贏了。台灣建築設計的實力，這次不需要靠一棟旗艦建築說話，靠的是最普通、最日常的居住空間。
配套的「城市新未來」特展9月14日到16日在台中舉行，此刻仍在進行中，來自超過80個國家的房地產專家齊聚一堂。FIABCI世界會長張麗莉出身台灣，這次返鄉見證台灣拿下這座獎。一個原本被認為只是地方政策產物的社宅案，被放進了全球房地產產業最看重的場合裡討論。
誰住在得獎作品裡
張力就在這裡：全球最高規格的建築評審，肯定的是一群收入不高、租金有補貼、可能連頭期款都存不出來的家庭日常住的地方。豪宅比的是稀有建材、樓層景觀、管家式服務；社宅比的是動線好不好走、採光夠不夠、公共空間會不會變成閒置角落。育賢段贏的，是後面這一組標準。
這也把一個問題攤在陽台上：好設計是不是只能留給買得起的人？至少這一次，答案被反過來證明了一次——好的居住設計，可以先發生在租得起的人身上，再被全世界看到。
沒被說出來的那部分
台灣社宅這幾年在量體上一直在補課，長期被拿來跟東亞其他城市的公共住宅比較，比較的話題通常是「夠不夠多」。這次的獎項把話題換了個方向：夠不夠好。台灣社宅的設計水準，原來已經到了能在全球獎項的評審桌上，跟商業地產、豪宅開發案正面對決的程度，這件事在此之前幾乎沒有被講出來。
特展會場裡，80多國的地產專家看到的台灣案例，是政策底下蓋出來的一棟公共住宅，不是某個財團的招牌作品。這種能見度過去很少發生。

Taiwan’s Best-Designed Building Is Public Housing, Not a Mansion
Taichung’s Taiping Yuxian social housing project just won the World Gold Award at the 2026 FIABCI World Prix Excellence Awards — one of the highest honors in global real estate development. It’s the first time a Taiwanese social housing project has reached the top of this stage. The winner isn’t a luxury flagship or a signature tower. It’s housing built for low- and middle-income families.
Picture the vegetables cooked for kids at home versus the ones plated for show at a restaurant — the food nobody’s watching is often the one that gets the real care. Yuxian wasn’t built to be photographed. People live there, cook there, wait for elevators there. And that’s the building that won.
The Contrast Is the Story
Taiwan’s international architectural visibility has usually run through landmarks, museums, or a named architect’s signature work. Not this time. What won is social housing — a building type usually judged by “good enough,” not excellence — and it stood on the same stage as luxury towers, commercial complexes, resorts. And won. Taiwan’s design strength didn’t need a flagship project to make its case. It made it through the most ordinary kind of living space there is.
A companion exhibition, “City of New Futures,” is running in Taichung from September 14 to 16 — currently underway — bringing together real estate professionals from more than 80 countries. FIABCI World President Lily Chang, who was born in Taiwan, returned home to witness the win. A project once treated as a local housing policy outcome is now sitting inside a conversation the global real estate industry actually cares about.
Who Lives Inside the Winning Design
The tension is right there: the world’s top building award just recognized a place where families with modest incomes, subsidized rent, and no savings for a down payment live their ordinary lives. Luxury housing competes on rare materials, floor views, concierge service. Social housing competes on whether the hallways make sense, whether the light gets in, whether the common areas stay used instead of abandoned. Yuxian won on the second set of terms.
That puts a question out on the balcony: does good design only belong to those who can afford to buy it? At least once, the answer got flipped — good housing design can happen first for those who can only afford to rent, and get noticed by the rest of the world after.
The Part Nobody Said Out Loud
Taiwan’s social housing has spent recent years catching up on sheer volume, usually compared to other East Asian cities on the question of “is there enough of it.” This award shifts the question to “is it good.” That hadn’t really been said out loud before — that Taiwan’s social housing design had reached a point where it could sit at the same judging table as commercial and luxury developments and hold its own.
At the exhibition, professionals from more than 80 countries are looking at a Taiwanese case that isn’t a corporate showpiece. It’s a public housing project built under policy. That kind of visibility hasn’t happened often.
The exhibition closes September 16. The award stays in Taichung. The residents stay where they are. The laundry still gets hung out on the balcony.
